Swimming Pool Construction and Renovation in Dubai
We design, build and rebuild swimming pools for villas across Dubai — from compact plunge pools to infinity edges — and we finish the deck, planting and lighting around them. One team from the first sketch to the first swim.
A pool is the most permanent thing you will add to a villa garden. Get it right and it raises the value of the whole property and becomes the reason the family is outside every evening. Get it wrong — bad falls, the wrong finish, a plant room in the wrong place, no shade — and it becomes an expensive thing you look at rather than use.
This page covers both routes: building a new swimming pool in Dubai, and renovating a pool you already have. Below you will find real project examples, the pool types we build, our process from survey to handover, finishes and materials, honest cost ranges and typical timelines.
Building a new pool
Empty garden or a plot with room to spare. We handle design, approvals, excavation, construction and the landscape around it.
- 3D design before anything is dug
- Developer NOC and municipal approvals managed
- Concrete, fibreglass, plunge, lap or infinity
- Deck, planting, lighting and shade included
Renovating an existing pool
Tired plaster, failed grout, dated tiles or equipment at the end of its life. We strip it back and rebuild it properly.
- Full survey before any quotation
- Resurfacing, retiling and waterproofing
- Equipment, lighting and automation upgrades
- Reshaping, spa additions and deck extensions
The pools we design for Dubai villas
Every plot suggests a different answer. These are the shapes and styles that work here — and what each one asks of your garden.
Water framed by dense, heat-tolerant greenery. Softens a hard plot, drops the perceived temperature, and hides boundary walls. Needs planting chosen for low debris so the skimmer is not fighting you all summer.
A simple lap or family rectangle with wide coping and a generous deck. The most efficient use of a narrow Dubai villa garden, and the easiest shape to keep looking sharp for twenty years.
Water spilling over a lip into a hidden balance tank, so the surface reads as if it ends in air. Needs a level change to work — and precise engineering, which is where the cost sits.
A shallow ledge at one end, ankle to knee deep, for loungers in the water and small children in sight. The single most-used feature we install, and almost nobody asks for it unprompted.
Small, deep and cool, built for a townhouse or a side courtyard. Lower running costs, faster to chill, and it turns dead space into the best part of the house.
Designed around the hours you will actually use it. Colour-changing LEDs in the water, low-level light through planting, a pergola overhead and seating within arm's reach of the coping.
Types of swimming pool we build
The right choice depends on your plot, your budget and how you actually plan to use the water. Prices are indicative Dubai starting points, excluding VAT.
Concrete pools
Fully custom shape, depth and finish. The strongest and longest-lasting option, and the only real choice for unusual shapes, split levels or integrated spas.
Fibreglass pools
A pre-formed shell craned into place. Much faster to install and smooth underfoot, but you are limited to the shapes and sizes the moulds offer.
Plunge pools
Small, deep and ideal for townhouse gardens and courtyards. Lower running costs, quicker to cool, and easy to combine with a seating deck.
Infinity and overflow pools
A vanishing edge that reads as water meeting horizon. Needs a balance tank, extra pumping and precise levels — the engineering is where the cost sits.
Lap pools
Long and narrow, built for swimming rather than lounging. They fit side gardens beautifully and suit plots where a rectangle is the only option.
Jacuzzis and spa spillovers
Built into the pool or standing alone, with heating, jets and a spillover into the main water. The most-used feature in Dubai between December and February.
How we build a pool, step by step
Eight stages from first visit to handover. You get a named contact throughout and a written programme before we mobilise.
- Free site visit and surveyWe look at the plot, levels, access, drainage, existing services and where the plant room can realistically go. Access is the constraint that catches most projects out — a pool cannot be built through a gate an excavator cannot pass.
- Design and 3D visualShape, depth, steps, sun shelf, coping, finish and the deck around it. You see the pool rendered in your own garden before anyone commits to it.
- Quotation and programmeA written scope with everything itemised, a fixed price, a payment schedule and a build programme. No verbal figures.
- Approvals and NOCDeveloper or community NOC and municipal approval, submitted and tracked by us. Setbacks from plot boundaries are checked at this stage, not after excavation.
- Excavation and steelSetting out, dig, sub-base preparation, steel reinforcement cage and inspection before any concrete is placed.
- Shell, plumbing and plant roomShotcrete or poured shell, skimmers, returns, main drain, buried pipework pressure-tested before backfill, and the pump, filter and chiller installed.
- Waterproofing and finishesWaterproofing system applied in coats over a prepared substrate, then tiling or plaster, coping, and the deck laid with falls running away from the water.
- Landscaping, filling and handoverPlanting, lighting and shade structures completed, pool filled and chemically balanced, equipment commissioned, and a walkthrough so you know how your own plant room works.
The stage people skip. Pressure-testing the pipework before backfilling is a half-day job that costs almost nothing. Finding a buried leak after the deck is laid costs thousands and destroys the deck. Ask any contractor whether they pressure-test before backfill — the answer tells you a lot.
Swimming pool renovation and redesign
Most Dubai villa pools built more than ten years ago are now due for work. Sun, salt, chlorine and constant heat cycling wear out finishes and equipment on a predictable schedule. Renovation is usually far better value than replacement, because the expensive part — the hole in the ground and the structural shell — is already there.
Signs your pool needs renovating
- Plaster that feels rough or chalky underfoot
- Grout missing across several areas rather than one patch
- Tiles lifting, cracked or falling off the waterline band
- Stains that no longer respond to acid washing
- Repeated small leaks appearing in different places
- Equipment that fails more than once a year
- Cracked, lifting or dangerously hot deck paving
- A pool that simply looks dated next to a renovated house
What a full renovation typically includes
- Strip out — drain, remove old finish, expose and assess the shell
- Structural repair — crack repair, bond beam work, substrate preparation
- Re-waterproofing — a full system with reinforcement at every corner and junction
- New finish — glass mosaic, porcelain or plaster, set with epoxy grout
- New coping — the edge detail that defines how finished the pool looks
- Plant room upgrade — variable-speed pump, new filter, chiller, salt system, automation
- Lighting — colour-changing LEDs replacing failed or dated units
- Deck and landscape — re-laid paving, corrected falls, drainage, planting and shade
Redesign: changing the pool, not just refreshing it
Renovation does not have to mean the same pool in better condition. Shells can be reshaped, depths altered, a spa or sun shelf added, an overflow edge introduced on one side, or the pool extended where the plot allows. The deck can be widened to create room for seating that never previously existed. These changes are structural, so they belong in a planned redesign rather than a cosmetic refresh — but if you are already draining the pool and opening the deck, the marginal cost of doing them now is much lower than doing them later.
Renovate or rebuild? If the shell is structurally sound, renovate — it is almost always the better value. Rebuild when the structure itself has failed, when the pool is in the wrong place on the plot, or when what you want is so different in size and shape that you would be demolishing most of it anyway.
Finishes, materials and features
Interior finishes
Glass mosaic gives the deepest colour and the best play of light, and is the standard in higher-end Dubai villas — it needs a flawless bed and skilled setting. Porcelain and ceramic pool tiles cost less and are more forgiving of a slightly imperfect substrate. Plaster and pebble aggregate finishes are faster and cheaper across a whole shell with a shorter service life. Whatever you choose, insist on epoxy grout — it substantially outlasts cement grout in chlorinated water under this much UV and heat.
Coping and decking
Coping is the edge you sit on and grab hold of, so it needs to be comfortable, rounded and cool. For decking, surface temperature is a safety issue in Dubai, not a preference: dark porcelain and dense dark stone become painful barefoot in July. Lighter travertine, textured external-grade porcelain and quality composite decking all stay meaningfully cooler. Everything must be slip-rated for wet use.
Features worth building in
- Sun shelf or Baja step — shallow water for children and loungers, the most-used feature we install
- Colour-changing LED lighting — turns the pool into the focal point after dark
- Water features — sheer descents, scuppers and spouts; see our water features page
- Heat pump — cooling in summer, heating in winter, from one reversible unit
- Automation — schedules, lighting and temperature run from your phone
- Salt chlorination — softer water and lower ongoing chemical cost
- Pergola or shade sail — lowers water temperature and extends usable hours; see pergolas and gazebos
- Integrated seating and barbecue — see barbeque areas

| Full renovation | 3–8 weeks | Depends on what the shell reveals once stripped |
| Resurfacing only | 2–3 weeks | Including curing and refill |
| Approvals and NOC | 2–6 weeks | Run in parallel with design and procurement, not after |
October to April is the comfortable build season in Dubai. Summer construction is entirely possible but concrete curing and site working hours need managing, and midday work is restricted.
Approvals, NOCs and community rules
Building a pool at a Dubai villa is regulated work. You will normally need a developer or community NOC and municipal approval before excavation begins, and your plot's setback distances from boundaries will be assessed as part of that. Starting without approval risks fines and remediation orders, and it creates awkward questions at resale.
Communities differ, sometimes considerably — some restrict working hours, some restrict machinery access, some require specific fencing and self-closing gates where children are present. Anti-entrapment drain covers are non-negotiable, and all pool circuits must be RCD protected with metalwork correctly bonded. We handle the submissions as part of the project rather than leaving them with you.
Why build with Dream Floor Landscaping
We have been designing and building gardens and pools in Dubai since 2008. The difference between us and a pure pool contractor is what happens outside the coping: the deck, the falls, the drainage, the planting, the shade and the lighting are all our work too, so nothing gets handed over half-finished between two trades blaming each other.
- One team, start to finish — design, approvals, construction, landscaping and ongoing pool maintenance
- Free site visit and written quotation — nobody prices a pool honestly without seeing the plot
- 3D design before you commit — see it in your own garden first
- Approvals managed for you — NOC and municipal submissions handled in-house
- Built for this climate — finishes, equipment and planting chosen for Dubai heat, not imported from a temperate spec
- Maintenance available after handover — the team that built it also knows how to keep it right

Frequently asked questions
How much does it cost to build a swimming pool in Dubai?
Plunge pools start around AED 25,000, fibreglass pools from AED 45,000, custom concrete pools from AED 80,000 and infinity pools from AED 120,000. A complete villa project including deck, lighting and landscaping usually falls between AED 45,000 and 250,000, excluding VAT.
How long does it take to build a pool?
A standard 8m x 4m concrete pool takes six to ten weeks from excavation to swimming. Fibreglass and plunge pools take three to five weeks. Infinity pools take ten to sixteen weeks. Approvals add two to six weeks and should run alongside design rather than after it.
Do I need approval to build a pool at my villa?
Yes. A developer or community NOC and municipal approval are required before excavation, and boundary setbacks are assessed. Building without approval risks fines and remediation orders. We prepare and track the submissions as part of the project.
Is it cheaper to renovate a pool or build a new one?
Renovating is almost always better value, because the excavation and structural shell already exist. Renovation typically costs AED 25,000 to 150,000 against AED 45,000 to 250,000 for a new build. Rebuilding only makes sense when the structure has failed or the pool is in the wrong place.
How much does pool renovation cost in Dubai?
Basic resurfacing and tile repair runs AED 25,000 to 60,000. Mid-range renovations with new finishes, decking, equipment and lighting cost AED 70,000 to 150,000. Structural redesigns with infinity edges, premium mosaic and automation exceed AED 200,000.
Concrete or fibreglass — which is better?
Concrete if you want a custom shape, unusual depth, an integrated spa or a very long service life. Fibreglass if speed matters and a standard shape suits your garden. Fibreglass installs in weeks rather than months and is smooth underfoot, but you are limited to available moulds and need crane access.
Can you build a pool in a small garden or townhouse?
Yes. Plunge pools and compact lap pools are designed for exactly this. The real constraint is usually access rather than space — we check at the survey whether machinery can reach the plot, because that determines both method and price.
Do you do the landscaping around the pool as well?
Yes, and we would generally advise against separating them. Decking, drainage falls, planting, irrigation, pergolas and lighting are all our work, so the pool and the garden are designed and delivered as one project with one point of contact.
What is the best time of year to build a pool in Dubai?
October to April is most comfortable and keeps the pool ready for the good weather. Summer builds are perfectly possible but concrete curing needs managing and midday working hours are restricted, so programmes can run slightly longer.
Do you provide maintenance after the pool is built?
Yes. We offer maintenance contracts from around AED 400 to 700 per month for a basic weekly plan, rising with pool size, visit frequency and whether a chiller is fitted. Full detail is on our pool maintenance page.
